When a young successful developer approached modative to explore options for one of his residential properties, we saw it as an opportunity to create a project that increases housing density in a responsible way.
a new type of housing
Modative utilized the new Los Angeles small lot subdivision code, which permits a lot to be divided into small parcels with zero lot lines, similar to row houses in San Francisco. This new housing type opens up the costly Los Angeles real estate market to an expanded base of potential home-buyers, enabling them to purchase a moderately sized home on land that they own fee simple.
better for the developer
A small lot subdivision also better serves the developer by offering less liability, lower insurance premiums, and higher sale value versus a condominium project.
For this project we created four small lot homes that remain low scale and are broken up in massing and materials as to not overwhelm this predominately single-family home neighborhood. Each unit also has an entrance that opens directly to the street.
a first step
We see this project as a first step in an ongoing exploration of this new innovative code and the precedents that can be created to positively influence the Los Angeles housing market for years to come.
